It's no secret that there is a lot of land available for sale here around Asheville, NC.  Some of it seems to move quickly, and other pieces have been sitting for years.  So what is the key to successfully getting the most for your land and selling it in a timely manner?

In our experience, there are two main components that make up a successful land listing.  List price and the amount and type of details provided.  Just as with a home, even in this market, if you price the property too high, the competition will win out every time.  This takes a lot of time and research on the part of your listing agent, but if done correctly, there should be a very clear zone of what price point you should be asking for the land.  

The one we see more agents missing the mark on is the details.  A good listing agent for land is going to know as much about that property as they do their own home.  Everything from the lay of the land, to boundary lines to zoning restrictions should come as second nature if asked. Much of the land that is available, particularly larger pieces, is going to be purchased by folks who are not currently living in the area and maybe not familiar with WNC.  They will rely heavily on their buyer's agent to find them what they are looking for.  If the buyer's agent does not have all the information they need to provide, or can not get it by calling the listing agent, they are not likely going to dig it up until its time to make an offer.  It is in our nature as busy REALTORs who know that there is no such thing as "the perfect property", to lien on the properties that come easiest.  For example, if a client is looking for somewhere to buy that has a trout stream on the property, and the listing agent doesn't mention it in the listing, the buyers agent will likely never know, and never show that property to his clients.   Additionally, if the buyer's agent say they want a property with level area, and long range mountain views, the listing agent should check these boxes and make it known that their are multiple descriptors of the property.
